AI infrastructure financing

A reading path through AI investment: customer commitments, data-centre debt, equipment collateral and the accounting estimates behind the financing.

The financing mechanism

An AI service reaches its customer through a physical and financial chain: chips and buildings require investment, electricity sustains operations, and customer payments support the companies’ obligations. The financing may sit with a cloud operator, a landlord or a dedicated project vehicle. Start by identifying the borrower and its sources of repayment, then follow the contract linking each party to the next.

A loan secured against infrastructure can also depend on a customer contract. In its March 2026 financing announcement filed with the SEC, CoreWeave describes security over infrastructure and an associated customer contract, held within a dedicated borrower. That issuer statement documents the announced arrangement; the scope and enforceability of individual rights require the underlying agreements. A pledged machine, access to its building and the cash generated by its use belong to separate parts of the analysis.

The investment timetable also differs from the income statement. Equipment purchases use cash, while depreciation spreads their recognised cost over an estimated useful life. Amazon’s 2025 annual filing illustrates how a revised estimate changes the expense recorded for part of a fleet. Accounting useful life, technical serviceability and resale value answer different questions. Read them alongside repayment dates and customer obligations to assess whether the financing assumptions fit together.

A reading sequence

  1. Nvidia’s AI demand pipeline

Begin with the language of demand. Separate a commercial pipeline from recognised revenue and identify the conditions between an announcement, a customer order and payment.

  2. The collateral that cannot leave the building

Then inspect the security behind a loan. Hardware, the customer contract, power and access to the premises can have different owners and contractual protections.

  3. How Long Does an AI Server Really Live?

Finish with the accounting estimate. Compare companies’ depreciation disclosures and their stated reasons before forming a view on equipment replacement or future earnings.

Scope and limits

This dossier connects cases with different legal entities, assets and reporting periods. It provides a method for reading the documents, without treating the companies as a single consolidated borrower. The investigations retain their own research dates; a historical announcement describes its documented stage and carries no automatic assurance of later completion.

Public filings disclose only part of the contractual picture. Undisclosed termination rights, restrictions on asset transfers and recovery costs can remain material unknowns. The PCAOB standard on auditing accounting estimates addresses methods, assumptions and potential bias; it supplies an audit framework rather than a universal service life for AI equipment. A stress scenario therefore needs explicit assumptions about utilisation, customer payments, refinancing and recoveries before it can support a loss estimate.
